Ludington MI Real Estate Market Data

Ludington (49431 zip code) is the largest communinty in Mason County and serves as the county seat.  The population is roughly 16,000 people, about half of which live inside the city limits.  Mason county itself has a total population of around 29,000.  There are roughly 8,800 total housing units in Ludington and the median household income is 34,222.  The median house value is about $85,000.

 

There's a lot more to the Ludington real estate market than the numbers, though.  Up and down the Lake Michigan waterfront are beautiful beach homes.  In town, you'll find a vibrant business distict with well kept houses and clean streets.  There are also brand new condos and amazing historic victorian homes.  As you travel inland, there are acreage properties - abundant woodlots and rolling farmland.  And, of coarse, Hamlin Lake!

 

Lake Michigan

With miles of Lake Michigan shoreline in Mason County, Ludington is in the heart of it all.  You can search for Lake Michigan Homes for sale near Ludington here.  Notice that there are two types of Lake Michigan waterfront homes.  High bluff and low bluff.  Often, the low bluff properties command a higher asking price when they go up for sale because you won't have to climb all those steps after a 'tough day" at the beach.  For some, though, the panoramic views of the Lake Michgan sunset are worth the effort.  Also, don't overlook the peoperties just off the water that may offer just as much fun for a little less money.  Many have association beaches and great lake views.

 

Hamlin Lake

On Ludinton's north side is the largest lake in Mason County and a favorite year-round receational destination, Hamlin Lake.  The east side of Lower Hamlin Lake and the south side of Upper Hamlin Lake are dotted with charming beach front homes and resorts, while the north and west sides of the lake are bound by the Ludington State Park, the Nordhouse Dunes, and the Manistee National Forest.  Search for Hamlin Lake homes for sale here.

Sandwiched between Lake Michigan and Hamlin Lake, The Ludington State Park is comprised of 5,300 acres of waterfront and wilderness - all just minutes away from downtown Ludington.  In addition to the wonderful campground and beach area, there are miles of hiking trails, amazing sand dunes and a list of virtually unlimited outdoor activities available.  The campground itself has 355 campsites and you'll need to plan ahead and reserve your space because it's usually full!  There are the traditional modern campsites with electricity, rustic tent-only campsites, and even remote tent sites for backpackers.  The parking lot at the state park is also the starting point for the 1.5 mile hike up to the Big Sable Point Lighthouse.

Located right downtown at the end of Ludington Avenue is half-mile stretch of beach that's a perfect place to work on your suntan.  There is also shuffle board, mini-golf, sand volleyball, and the new Ludington Skate Plaza.  With plenty of parking and a great picnic area under the trees (and out of the sand) it's a wonderful place for a family cook-out, too.  You can also walk out on the break water to the lighthouse and watch the fishing boats come and go along with the S.S. Badger.

Just north of Stearns Park, Cartier Park is offers 68 acres of natural forest area, camping, a paved bike trail, hiking trails, playground, picnic area, fishing docks and Lincoln River access.  Uniquely, there is a 1 acre dedicated dog park with separate areas for big and small dogs.
